Before you book
Service terms.
Last updated November 7, 2026 · Version 2026-11-07.1
These terms explain the website’s booking process and advertised service. The written inspection agreement will describe the specific scope, limitations, access arrangements, and other terms for your property. Reading or accepting these website terms is separate from signing that property-specific agreement.
The home inspection
A standard inspection is a visual evaluation of readily accessible home systems and components at the time of the visit, followed by a written report. An inspection cannot reveal every concealed condition or predict future failures. It is not a warranty, guarantee, appraisal, engineering evaluation, or a certification that a property complies with every building requirement.
Areas that cannot be safely or reasonably accessed may be excluded and noted in the report. Specialty inspections and testing are included only if expressly agreed as part of the scope.
Pricing and property information
The advertised standard home inspection price is $550 USD for a home strictly under 2,000 square feet. Homes of exactly 2,000 square feet or more receive an individual quote. Multi-unit properties, additional dwellings, and special inspection needs also require a quote.
Provide accurate property information. If the size or scope differs from the booking details, we will discuss any necessary scope or price adjustment before proceeding with the affected work. Submitting a quote request does not authorize a charge or reserve an appointment.
We serve San Diego, Orange, and Riverside counties. Rural, mountain, desert, and other hard-to-reach addresses may need a review of travel or access arrangements. Request that review before paying. Any proposed scope or price adjustment must be explained and agreed before the affected work; the website does not add an undisclosed travel fee.
Appointments and payment
Appointments are offered at 7 a.m., 11 a.m., or 3 p.m. in the America/Los_Angeles time zone on eligible weekdays, with at least 24 hours’ notice. No more than three inspections are scheduled per day. Inspections typically take 2–3 hours on site. Start times are at least four hours apart, allowing about 1–2 hours for a break or travel between consecutive offered starts. No inspection starts before 7 a.m. or after 4 p.m. No appointments are offered before January 2, 2027. Because weekends are unavailable, the first eligible operating day is Monday, January 4, 2027.
The calendar excludes weekends, observed U.S. federal holidays, March 31, the day after Thanksgiving, and other dates marked unavailable. Only dates and times shown as available may be selected. Availability may change while you are completing a form.
Book a standard inspection by choosing an available appointment and completing payment through Stripe’s secure checkout. For a property requiring an individual quote, first submit a free quote request; after receiving your private quote, review its scope and price, choose an available appointment, and continue to payment. An appointment is confirmed only after payment is verified. A quote request or preferred date does not reserve an appointment.
Timing and the inspection agreement
Tell us about any report-needed date or purchase contingency before booking. A requested date is not a promise of delivery by that deadline. Visit length and report delivery timing depend on the property, scope, and access and must be discussed and confirmed. Review these service and cancellation terms before paying. After booking, we will send the property-specific inspection agreement for you to review and sign before the inspection. Accepting the website terms or paying does not sign that separate agreement.
Access to the property
You are responsible for arranging permission to enter the property and coordinating access with the owner, occupant, or authorized representative. Utilities should be on and inspected areas should be accessible. Secure pets and tell us about known access or safety restrictions before the visit. Provide an access contact only with that person’s permission. Naming an agent or access contact does not authorize sharing the inspection report with them.
Changes, cancellations, and refunds
To cancel or reschedule, email deansrussell@gmail.com with your booking reference or property address. Notice is measured from when we receive your email to the scheduled inspection start time in Pacific time. An unpaid inspection or quote request may be withdrawn without charge.
More than 24 hours before the scheduled start: cancellation receives a full refund of the inspection fee. Rescheduling is free, and your payment is applied to the replacement appointment, subject to availability.
24 hours or less before the scheduled start: a cancellation or rescheduling fee may apply only for documented, reasonable losses caused by the change, up to a maximum of 30% of the booked inspection fee. We account for costs avoided and replacement bookings when calculating any fee, and waive it if the appointment slot is filled. The fee may therefore be lower or zero. We will explain any amount retained; there is no separate trip charge or additional stacked cancellation fee.
For a fully prepaid $550 inspection, the maximum fee is $165, so a late cancellation receives at least $385 back; a smaller fee means a larger refund. For a late reschedule, your full original inspection payment is applied to the replacement appointment. Any eligible late-change fee is separately disclosed and agreed; it is not automatically charged to your card or deducted from that payment.
Property access: the same late-change rules and 30% maximum apply only when agreed access is unavailable and the inspection cannot begin. You do not need to attend if the agreed access has been provided. We do not add a separate no-access or trip fee.
If we cancel before work begins, or weather or unsafe conditions prevent the inspection from beginning: you may choose a full refund of the inspection fee or free rescheduling with your payment applied to the new appointment.
Refunds are reviewed and issued manually to the original payment method; submitting a cancellation does not automatically issue a refund. This policy applies before the inspection begins. Work already performed is governed by the separate inspection agreement.
If a payment appears to have completed but your appointment is not confirmed, contact us before submitting another payment.
VA-financed purchases
We offer independent home inspections for buyers using VA financing. This service is separate from a VA appraisal and does not certify compliance with VA minimum property requirements. It does not replace any appraisal, pest inspection, or other inspection required by a lender or another party.
Website use and privacy
Use the booking service for genuine inspection inquiries and provide accurate contact details. Do not submit card details, passwords, access codes, or unnecessary sensitive information through the notes field. Our privacy notice explains how booking information is handled.
Quote requests are free and do not reserve an appointment. Paid appointments are confirmed after payment verification; the separate inspection agreement must be signed before the inspection.
