A home is more than its listing

The big systems.
The small details.

A visual inspection of the home’s accessible systems helps you understand its condition. We document what we observe and explain the findings in a written report.

Roof & exterior

Accessible roofing, exterior surfaces, drainage, doors, and windows.

01

Structure & foundation

Visible foundation, structural components, and accessible attic areas.

02

Electrical

Accessible service equipment, panels, outlets, and visible wiring.

03

Plumbing

Visible supply and drain components, fixtures, and water-heating equipment.

04

Heating & cooling

Accessible equipment and normal operating controls, where conditions permit.

05

Interior & built-ins

Visible interior surfaces, stairs, accessible insulation, and installed appliances within scope.

06

Your inspection includes a written report with photos and findings. The inspection agreement sets the final scope and access limitations.

Your home. Your decision.

Information you
can put to work.

Whether you’re making an offer or preparing to sell, a closer look can help you plan your next step.

Veteran-owned. People-focused.
01

Buying a home

Understand visible conditions before you close. Bring your questions and use the findings to guide follow-up with qualified professionals.

02

Getting ready to sell

Get a clearer view of the property before it goes on the market and decide which issues you want to address.

03

Buying with a VA loan

An independent home inspection gives you information about the property’s condition. It is separate from a VA appraisal and does not replace lender-required inspections.

Serving San Diego, Orange, and Riverside counties. Share the property’s address so we can plan the inspection and review any special access or travel arrangements.

For rural, mountain, desert, or otherwise hard-to-reach properties, request an address and travel review before paying. County coverage does not mean every address has the same access or travel needs. Any proposed change to scope or price must be agreed before the affected work.

Before we visit

A few good
questions.

Here’s what to know as you plan your inspection.

What does a home inspection tell me?

It gives you a written account of the visible, accessible conditions observed at the time of the inspection. The findings can help you decide what to ask about, investigate further, or have evaluated by a qualified specialist. It does not predict every future issue or guarantee a home’s condition.

Can I attend the inspection?

Yes. Let us know if you’d like to attend so we can coordinate with the property’s access arrangements. There will be an opportunity to discuss the findings and your questions.

Do you inspect homes purchased with a VA loan?

Yes, we offer independent home inspections for VA-financed buyers. This service is separate from a VA appraisal. It does not certify compliance with VA property requirements or replace any appraisal, pest inspection, or other work your lender requires.

How much does a larger home cost?

Homes under 2,000 sq ft are $550. For homes at or above 2,000 sq ft, or properties with additional dwellings or special requirements, choose “Request your quote.” We’ll review the details and provide a price before you book. A quote request does not reserve an appointment.

When can I book an appointment?

Our first available operating day is Monday, January 4, 2027. Choose a 7 a.m., 11 a.m., or 3 p.m. Pacific start on available weekdays, with at least 24 hours’ notice. We schedule no more than three inspections per day. We do not offer weekend or holiday appointments at this time. The calendar shows current availability.

How long will the inspection take, and when will I get the report?

Most inspections take about two to three hours. Appointment starts are four hours apart, leaving one to two hours for travel and a break. The actual visit length depends on the property, agreed scope, and access. Tell us about any purchase or contingency deadline before booking. We’ll discuss the visit and report delivery timing with you; entering a requested deadline does not guarantee it can be met.

What happens before the inspection?

The property details, agreed scope, access arrangements, and written inspection agreement need to be settled before the inspection. Review the applicable cancellation, rescheduling, and refund terms before paying. Website consent is separate from the property’s inspection agreement.

What should be ready at the property?

Arrange permission to enter and make sure utilities are on. Ask the owner or agent to provide safe, unobstructed access to panels, water-heating equipment, attic and crawlspace entries, and other agreed inspection areas. Secure pets. Tell us about locked or occupied areas in advance; share entry codes only through separately agreed private arrangements. Any areas that cannot be safely accessed may be excluded and noted in the report.
